It is the purpose of the BOARD OF DIRECTORS of the PORTO CIMA TOWNHOUSE PROPERTY OWNERS ASSOCIATION to act as an objective body with the intent to:
- Direct and support the professional management of the association…
- Maintain and improve the properties and finances of the association…
- Enforce the restrictive covenants and by-laws of the association…
- Be financially responsible for the best interests of the individual property owner, each neighborhood, and the overall association…
Directors serve 1-year terms commencing with their election after the adjournment of each Annual Meeting.
At the Annual Meeting, the Nominating Committee will submit a proposed slate of Directors to serve the following year. Additional nominations will be solicited from attendees at the Annual Meeting. Following the adjournment of the Annual Meeting, at a meeting of the Board, the Incumbent Board will vote on Directors for the following year.

All property owners are encouraged to attend Board Meetings and the annual meeting.

TRASH SERVICE
Except for The Punto Piloto Neighborhood, trash pickup is not a service provided as part of your assessment fee! Bagged trash should only be deposited in an approved container or dumpster, stored in the trash cubicle after you have made arrangements for pickup service. The following trash pick-up vendors provide an approved dumpster/container as part of their fee. Call them for pickup days, fee schedules, collection areas, and route details. If you do not have a trash service contracted for please make sure you take your trash with you for disposal.

The grinder pumps, if you have one, are a necessary component of the sewage system. After the one-year warranty, any major service issues can be very expensive to correct. All service costs are the obligation & responsibility of the TownHome owner. Grinder pump maintenance IS NOT covered by Townhome POA assessment fee.
THE MOST IMPORTANT NO-NO IS THE DUMPING OF GREASE DOWN THE DRAIN. NEVER DISPOSE OF COOKING GREASE OR ANY GREASE DOWN THE DRAIN.

Most of the fireplaces in the Townhome properties were installed by HMI Fireplace, 573-348-9002.
Propane tank maintenance and repair are the responsibility of the homeowner.

(General exterior protection is provided by the Owners Association, with the work performed by A B Pest Control, Inc.

Following is an outline of the included pest control service provided at Town & Patio Homes. This service is paid for by the Porto Cima Townhome POA
- Exterior treatment for control of ants, spiders, roaches, and other general pests.
(This excludes carpenter ants and termites.)
The exterior includes soffit, fascia, foundation, etc. On those homes where upper areas are not reachable from the ground, and there is no access to the decks, or areas that cannot be reached for treatment. You can call A B Pest and order an additional interior spray. This includes spraying the deck railings, and areas reachable from the deck that cannot be reached from the ground. There may still be areas of the building that are not reachable?
(The cost of any additional services & interior pest control are the responsibility of the property owner) - The service provided on a monthly basis from April-October.
- Only EPA-approved, low odor chemicals are used.
- Callbacks are handled within 24 hours of the call being received by A. B. Pest Control and are free of additional charge.
