ASSOCIATION MAINTENANCE RESPONSIBILITIES AND PURPOSE

THE PORTO CIMA TOWN HOME ASSOCIATION IS RESPONSIBLE FOR:

  • All landscaping (mowing, fertilizing, pesticide spraying of grass) (Landscaping Details)

  • Shrub replacement

  • General pesticide spraying of exterior (See Below For Details)

  • SNOW REMOVAL POLICY
    Because of the limited use of some townhomes during the winter months and the expense involved in clearing all drive ways and walks, including those where no one is in residence. In an effort to help control snow removal expense, the snow policy is changed to remove snow after 2 inches have fallen for full time homeowners only and part time homeowners only after they have contacted Todd Nelson to inform him they will be in residence.  Therefore, if you will be using your town home during the winter months and snow is in the forecast, please contact Todd Nelson at 573-216-2380 to inform him you will be at your town-home.  Otherwise your driveway and walks will not be cleared.

  • Irrigation system (Underground lawn sprinkler system)

  • Leaf removal  (Landscaping Details Page)

  • Exterior Maintenance, including pest nesting control, such as birds, wasps, mud daubers

IS RESPONSIBLE FOR:

  • THE DISCHARGE OF FIREWORKS IS NOT PERMITTED AT ALL
    No fireworks, noxious offensive activities, or nuisances shall be permitted on any lot or common areas.

  • Snow removal from streets (except for county roads, where the county is responsible)

  • Street light maintenance, lamp replacement

  • General maintenance of roadway, cutting of grass & weeds
    (except for county roads, where the county is responsible)

  • POA Activity Center (located on Horseshoe Bend Parkway)

  • Association properties
    (interior fishing lakes, campground, pools, goat launch ramps, & storage areas)

THE FOLLOWING ARE NOT COVERED BY EITHER ASSOCIATION AND ARE THE RESPONSIBILITY OF THE HOME OWNER

  • Window washing

  • Outside lighting

  • Attached exterior lighting

  • Trash/Garbage pickup generally. Except Punto Piloto Neighborhood.  [Click here for trash/garbage disposal vendor info]

  • Sewage grinder pumps

  • Any issues with the buried propane tank, or gas lines, are the owners responsibility.   Who to contact

  • Maintenance or replacement on added amenities not originally part of the building, for example, awnings or patio/deck covers. (Note: That any modifications to the building must be previously approved by the Board.)

The grinder pumps, if you have one, are a necessary component of the sewage system.  After the one year warranty any major service issues can be very expensive to correct.  All service costs are the obligation & responsibility of the TownHome owner.  Grinder pump maintenance IS NOT covered by TownHome POA assessment fee. 

THE MOST IMPORTANT NO NO IS THE DUMPING OF GREASE DOWN THE DRAIN.  NEVER DISPOSE OF COOKING GREASE OR ANY GREASE DOWN THE DRAIN.

  • Enviro-line offers a service contract for an annual fee, call Enviro-Line for details.

PEST CONTROL SERVICES
PROVIDED BY A. B. PEST CONTROL, INC.

Following is an outline of the included pest control service provided at Town & Patio Homes.  This service is paid for by the Porto Cima Townhome POA

  • Exterior treatment for control of ants, spiders, roaches, and other general pests.
    (This excludes carpenter ants, and termites.) 
    The exterior includes sofit, fascia, foundation etc.  On those homes where upper areas are not reachable from the ground, and there is no access to the decks, or areas that cannot be reached for treatment.  You can call A B Pest and order an additional interior spray.  This includes spraying the deck railings, and areas reachable from the deck that cannot be reached from the ground.  There may still be area of the building that are not reachable?
    (The cost of any additional services & interior pest control are the responsibility of the property owner)

  • The service provided on a monthly basis from April-October.

  • Only EPA approved, low odor chemicals are used.

  • Callbacks are handled within 24 hours of the call being received by A. B. Pest Control, and are free of additional charge.

 It is the purpose of the BOARD OF DIRECTORS of the PORTO CIMA TOWNHOME PROPERTY OWNERS ASSOCIATION to act as an objective body with the intent to:

  • Direct and support the professional management of the association…

  • Maintain and improve the properties and finances of the association…

  • Enforce the restrictive covenants and by-laws of the association…

  • Be financially responsible to the best interests of the individual property owner, each neighborhood, and the overall association…

Association : An Organization of people with a Common Purpose and having a formal and financial structure.
